| Your question | Rent + invest | Buy |
|---|---|---|
| 1. How much do I need to start? | First rent payment + investment capital; excludes rental deposit and fees | First instalment + down payment + purchase and finance fees |
| 2. How much will I pay each month? | Annual rent ÷ 12, fixed throughout the term | From month two, including average annual costs |
| 3. How much will I pay over the full term? | Includes upfront costs, maintenance and all entered costs | |
| 4. What will I own at the end? | Investment capital and profit; you do not own the rented property | Expected property value based on your estimate |
| 5. What is the cost after allowing for what I own?Payments minus the value of remaining assets | Rent + initial investment − final investment value | Purchase payments − property value |

The result includes the investment value for the renter and the property value for the buyer. Both are estimates; changing returns or property value changes the result. Monthly cost differences are not invested.
What does this comparison include?
Buying includes entered instalments, takaful, service charges, fees, maintenance and down payment. Renting includes fixed rent and investment capital, excluding additional rental fees. Final investment value is deducted once, equivalent to deducting investment profit alone from total rent. Assumes finance is completed and annual ownership costs remain fixed. Excludes inflation, investment fees and property selling costs. Monthly spending differences are not invested.
This educational tool is not a finance offer, bank approval or Sharia certification. Sharia compliance depends on the product contract and its approval. Estimates assume a fixed rate and regular month-end payments, with settlement immediately after the selected payment. They exclude arrears, profit accrued between payments and costs you have not entered. Your bank determines the final settlement amount.

The budget estimate does not check nationality, age, retirement, regulatory income limits, credit history or property eligibility. Loan-to-value, debt burden and fees are assumptions, not an entitlement. Property takaful, life takaful and service charges are assumed fixed annual amounts divided by 12; the model does not simulate changes with age or balance, or actual payment timing. Property takaful and services may continue after settlement. Period costs in the settlement breakdown are time allocations, not confirmed payments or refunds. Comparisons use nominal amounts, without discounting future cash flows.
